Maintenance Supervisor

Under the direction of the Karuk Tribe Housing Authority’s (KTHA) Executive Director, the Maintenance Supervisor is responsible for coordinating and supervising the work of employees in the general maintenance department and the upkeep of KTHA facilities, homes, grounds, and equipment. The Maintenance Supervisor is responsible for maintaining electrical, plumbing, mechanical, and related systems and physically assists in projects, working with crew members to mentor and train them on proper methods.

Summary

Under the direction of the Karuk Tribe Housing Authority’s (KTHA) Executive Director, the Maintenance Supervisor is responsible for coordinating and supervising the work of employees in the general maintenance department and the upkeep of KTHA facilities, homes, grounds, and equipment. The Maintenance Supervisor is responsible for maintaining electrical, plumbing, mechanical, and related systems and physically assists in projects, working with crew members to mentor and train them on proper methods.

Responsibilities

  1. Provide direct supervision to assign and prioritize the work of the Orleans Maintenance and Landscaping Staff.
  2. Enter and process work orders using the computerized Tenant Management System (TMS) to ensure proper and timely completion and tracking.
  3. Requisition supplies in accordance with applicable policies and standards.
  4. Issue and track keys for assigned KTHA units and facilities.
  5. Coordinate with staff to ensure proper inventory controls are practiced.
  6. Manage grants or programs in accordance with applicable Tribal, HUD, and Housing Authority regulations.
  7. Coordinate project requirements with government agencies, utility companies, and other Housing and Tribal programs.
  8. Visit project sites regularly to monitor progress and ensure compliance with specifications and standards.
  9. Seek resolution of issues using independent thinking and problem-solving.
  10. Resolve conflicts and diffuse disruptive behaviors among employees and tenants.
  11. Ensure safety measures are followed.
  12. Ensure routine and non-routine maintenance is performed on facilities, units, equipment, and grounds; recommend actions to extend asset life.
  13. Coordinate with Tenant Relations and Finance Staff to ensure tenant damages are assessed and billed when necessary.
  14. Submit written reports to the KTHA Board of Commissioners monthly.
  15. Be available for local and out-of-area travel as required for training; attend all required meetings and functions.
  16. Perform other position-related duties as assigned.

Qualifications

  1. Ability to work effectively with Native American people in culturally diverse environments.
  2. Ability to manage time well and work under stressful conditions with composure.
  3. Ability to establish and maintain effective communication with contractors, employees, and the public.
  4. Ability to understand and follow oral and written instructions.

Requirements

  1. High School Diploma or equivalent.
  2. Eighteen months of education and training beyond high school in general maintenance/repair or a closely related field; equivalent education and experience may substitute.
  3. Two years’ experience in general maintenance or related responsibilities, including ability to recognize electrical, plumbing, and mechanical malfunctions; formal training may substitute year-for-year.
  4. Previous supervisory experience.
  5. Working knowledge of computers including databases, spreadsheets, word processing, and internet research.
  6. Ability to install, inspect, repair, and maintain electrical, plumbing, and other systems at housing locations.
  7. Ability to perform clean-up and maintenance tasks as needed.
  8. Ability to track inventory and reorder items as necessary.
  9. Ability to understand complex written and oral instructions.
  10. Sound knowledge of safety measures.
  11. Familiarity with contracting requirements under NAHASDA preferred.
  12. Understanding of Federal procurement regulations preferred.
  13. Valid driver’s license, good driving record, and insurability by the Housing Authority’s carrier.
  14. Adherence to all Tribal policies including confidentiality.
  15. Ability to meet physical demands including standing, walking, sitting, handling objects, climbing, balancing, stooping, kneeling, crouching, or crawling; occasionally lifting/moving up to 50 lbs; occasional exposure to equipment, heights, fumes, particles, and weather conditions.
  16. Must pass a drug screening test and criminal background check.

Preference will be given to qualified applicants claiming Veteran’s Preference who were honorably discharged from the U.S. Armed Forces.
