RV Park Rules & Regulations
Please read the rules and regulations carefully before your stay.
Following are the Rules & Regulations of the Klamath River Inn & RV Park (the “Park”) and are part of all Rental Agreements. Please read them carefully and keep them on file—they constitute a binding agreement between you and the Tribe. These Rules & Regulations are implemented pursuant to California Civil Code Section 798.25 and are applicable to all Tenants, upon proper notice, on the effective date noted below, whether or not they are signed. The Tribe reserves the right to supplement and amend these Rules & Regulations as allowed by law. Although the Tribe will take reasonable steps to enforce them, enforcement lies solely within the Tribe’s discretion, and cannot be guaranteed to satisfy every Tenant. Since resources are limited, Tenants should notify the Tribe in writing of any violations that require attention.
1. Fair Housing Community
A. The Park is open to qualified renters and mobile homeowners without regard to race, color, religion, sex, sexual orientation, marital status, national origin, ancestry, disability, medical condition, or age.
2. Rental Agreement
A. These Rules & Regulations are an integral part of the Rental Agreement. All Tenants must sign a written Rental Agreement. Prospective Tenants must fill out a Tenant Application Form and sign a Rental Agreement before acceptance.
3. Special Rules Incorporated by Reference
A. Other rules of conduct concerning the use of the Park’s facilities are posted throughout the Park and are incorporated herein by reference as though set forth in full.
4. Written Approval
A. References to approval or authorization of the Tribe shall be construed as written approval. The Tribe may be contacted during posted office hours, or by calling 530-493-1600.
5. Mobilehome Standards
A. All homes to be placed in the Park must meet all local, state, and federal standards and must be new, except where otherwise permitted by law. All homes to be moved into this Park must have written approval from the Tribe.
7. Permissible Use of Site
A. The Site shall be used solely as a residence and shall house only those persons approved, in writing, by the Tribe; and no others.
B. Occupancy is limited to no more than two persons per bedroom, plus one.
C. For Park-owned homes, Tenants agree not to change the home on said Site without first obtaining the Tribe’s written consent and all necessary permits.
D. For Park-owned homes, the Site shall remain accessible to the Tribe at all times for repairs, new equipment installations, landscaping maintenance, site inspections, and to respond to emergencies.
8. Mobilehome Maintenance
A. Exteriors of homes must be well maintained, clean, and neat in appearance. All utility connections must be kept in good, leak-proof condition at all times and in compliance with all laws and regulations.
B. The Tribe shall not prohibit homeowners from installing accommodations for the disabled on the Tenant’s home (Cal. Civ. Code § 798.29.6).
9. Site Maintenance
A. Tenants shall maintain their Sites in a clean, well-kept, and attractive manner, including the front, sides, and back. If a Site is neglected, after reasonable notice the Tribe may take over maintenance and bill the homeowner (Cal. Civ. Code § 798.36(b)).
B. For Park-owned homes, Tenants waive all rights to make repairs or capital improvements at the Tribe’s expense.
C. For Park-owned homes, all alterations or improvements done by or under the Tribe’s direction, at the Tenant’s cost, become part of the realty and belong to the Park.
D. The Tribe may require the Tenant, at the Tenant’s expense, to remove any alterations, additions, or improvements upon surrender of the Site and to repair any damage caused by their removal.
E. The Tribe shall not prohibit Tenants from installing disabled accommodations (Cal. Civ. Code § 798.29.6).
10. Landscaping
A. Each Tenant is encouraged to landscape their Site with lawn, shrubs, flowers, rocks, or bark; such landscaping must be neat and attractive.
B. Landscaping must not encroach on neighboring Sites or common areas. Vegetation intruding on other Sites or Park property must be trimmed back before planting trees or any excavation deeper than six (6) inches, or pruning without written permission.
C. Tenants must obtain written permission prior to planting any trees; no cutting or pruning of trees or shrubs is allowed without Tribe approval.
11. Storage Sheds
A. Tenant storage sheds are prohibited.
12. Fences
A. No fences may be erected without prior written approval from the Tribe.
Noise
A. Excessive noise (pets, vehicles, TVs, radios, etc.) is not allowed and can result in eviction. “Quiet Time” is 10 PM to 8 AM.
13. Storage & Hazardous Materials
A. Storage under mobile homes and trailers is prohibited. No hazardous substances may be stored on the Site—only household-type items in reasonable quantities.
14. Garbage, Recycling & Yard Waste
A. Dumpsters are for household trash only. Other trash is the Tenant’s responsibility. Yard waste goes in the designated area. Garbage areas must be kept clean and covered. No appliances outside or in household trash.
15. Subletting
A. No subletting, subleasing, or renting out homes is allowed, unless required by Cal. Civ. Code § 798.23.5.
16. Guests
A. Tenants must inform their guests of these Rules & Regulations and are responsible for their conduct.
B. Guests may stay up to seven (7) consecutive days. Stays over seven (7) days—or thirty (30) days in a calendar year—require Tribe approval or additional charges.
- The Tribe may refuse additional residents if Park capacity is exceeded.
- The Tribe will not unreasonably withhold consent for additional persons.
17. Safety
A. Drive 5 MPH and carefully at all times—pedestrian traffic is heavy.
B. Maintain a 3-inch clearance around fire hydrants and electric meters; do not tamper.
C. No open fires, except for ordinary barbecues.
19. Vehicles & Parking
A. No street parking.
B. Each Site may have two vehicles; overflow may need off-site parking.
C. Visitor parking is limited to 24 hours; vehicles may be towed at owner’s expense.
20. Pets
A. Prior written permission is required for one house pet and a Pet Agreement must be executed. Proof of spaying/neutering may be requested; no unregistered animals.
B. “House pet” means a domesticated animal living primarily indoors. Permitted pets: dogs, cats, small birds, and aquarium fish. No dangerous or farm animals.
C. Tenants are responsible for all damages caused by their pet.
D. No pets in common areas.
E. Pets must be on a short leash when outside.
F. Pet waste must be cleaned up immediately.
G. Pets may not enter another Tenant’s Site.
H. Pets must not cause excessive disturbance or harm (barking, snarling, etc.). Permission may be revoked.
I. No exterior pet housing; pets may not be tied or left unattended.
J. Guests may not bring pets into the Park.
K. A written description of the pet, plus vaccination and license proof, must be supplied; copies may be kept on file.
21. Use of Park Facilities & Premises
A. Park facilities open to the public or used for business/commercial purposes are prohibited.
22. Tenant Bathrooms
A. Bathrooms are for tenants only. The Tribe will maintain them, but Tenants must clean up after themselves.
23. Drug Use Policy
A. The Park has zero tolerance for suspected or reported drug use or drug activity by tenants on Park property.
B. Tenants may be subject to eviction from the Park and/or premises for reported activity.
C. As a federally funded organization, the Karuk Tribe strictly prohibits illegal drugs or related activity.
D. Tenants are encouraged to report any suspicious activity to the appropriate authorities.
